WHO WILL BE STAYING IN MY APARTMENT?
Our typical guest is a single professional on a secondment for 3-6 months typically from the US or Europe however we do have national guests also. Most of our clients are either FTSE 100 or S&P 500 companies and occasionally, we will relocate an employee and their entire family from one of our clients. These people would rather stay in a spacious private apartment than a hotel, but still require many of the services associated with renting from us.
HOW DO I KNOW YOU WILL PAY THE RENT AND LOOK AFTER MY APARTMENT?
Landlords are our key suppliers. We cannot and will not let standards drop, allow poor relations with our major suppliers, or gain a reputation as an untrustworthy company. Therefore, we pay the rent on time, often even early, and behave as excellent tenants. Over 60% of our landlords lease us multiple properties due to their previous experiences with us. As a business, we have sufficient cash reserves to ensure that we can consistently meet our rent obligations.
WHAT HAPPENS IF MY APARTMENT IS EMPTY? DO I STILL GET THE RENT PAID?
Yes, your full rent will be paid regardless of whether the apartment is occupied or not. This is made clear in your lease. Our occupancy rates are over 90%, so it is highly unlikely that your apartment will be empty for more than 2-3 days.
WHY WILL MY PROPERTY BE KEPT IN BETTER CONDITION WITH YOU THAN WITH A PRIVATE TENANT?
We've been in the property scene for a little while now, and we know that as a Landlord your property is your baby. You want to make sure your baby is taken great care of at all times, which typically isn't the case with normal tenants. What makes us a difference maker is the fact that we are a business and need the property to look showroom quality all the time, as our whole business is based on providing unrivaled service, quality accommodation, and great value to our customers.
In addition to that, we cannot jeopardize our relationship with our main clients (landlords and agents) by being poor tenants, which typically is not the case with private tenants, as I'm sure you know.
As part of our service, all BROWNS apartments are professionally cleaned and serviced by us as standard every week, with a deep clean every 6 weeks. Even with long-term bookings, or where clients are happy to clean themselves, we insist on cleaning weekly. This way, we can inspect the property and ensure that standards never drop. In addition to this, any maintenance issues are attended to immediately by our in-house maintenance team, which results in the properties being looked after better than by private tenants; as such, dilapidations at the end of the tenancy are also minimised.
CAN I INSPECT MY PROPERTY?
Absolutely. Within the lease there is a clause that allows you to visit the property. However, we ask that you give us 48 hours’ notice, so we can make arrangements that won’t inconvenience the current occupier.

Weekly Professional Cleans
Your property will be cleaned once a week, and deep cleaned once every 6 weeks by our professional cleaning team to ensure it stays in showroom condition throughout the whole tenancy.
Minor Maintenance Cover
Our minor maintenance cover ensures that all routine and minor repairs in your property are promptly handled, keeping the property in top condition without any hassle for you as the landlord.
Guaranteed Rental Income
As a business, we are well-prepared for any situation and are committed to maintaining strong relationships with landlords and agents. To that end, you may often find your rent payment arriving ahead of schedule.
No Risk!
As a company, we hold no tenancy rights, so if for any reason you’re not satisfied with our services—though we’re confident you will be—you have the authority to terminate our agreement immediately. Unlike private tenants, who may remain in your property for up to a year even if issues arise, we ensure you retain full control over your property. After all, it’s your property, and you should have the power, not the tenant!
Security Checks
Every guest will undergo a thorough screening process, including ID verification, a one-on-one phone call, a security deposit, and signing our terms and conditions.
Additionally, we will install a Ring camera and sound monitor to ensure everything runs smoothly.
Zero Void Periods
As a landlord, you want to maximize your property's income, and every day it sits vacant means lost revenue. With us, we intend to be your last tenant by consistently proving our reliability and commitment. In the long run, this means you'll earn more, while saving the time, effort, and costs associated with finding new tenants year after year.
Quarterly Visits
We welcome quarterly visits at your convenience; we simply ask for 48 hours' notice to avoid any inconvenience to our guests.
